Sunshine Coast Regional Council is changing their planning scheme. One of the changes includes strengthening the performance outcomes for Secondary dwellings (granny flats) to make it more difficult to obtain dispensations to things like maximum gross floor area (GFA) and minimum lot size. For some areas like Moffat Beach, Shelley Beach and Dicky Beach there are also significant reductions in the size and height you can build your granny flat.
Following a recent successful court appeal by Bundaberg Regional Council against a constituent who was renting their secondary dwelling out to a third party, there is also a tightening around ensuring the primary and secondary dwellings are closely “associated”.
